  Multi-Family Wood Frame Project Manager

  Roger B. Kennedy Construction (rbk) is seeking a Multi-Family Wood Frame Project Manager in the Orlando, Florida area. The Project Manager is responsible for managing the schedule, budget, quality and safety of a Project in partnership with the Superintendent. This position will report to the Senior Project Manager/Project Executive/Vice President.

  *The Project Manager role is an office-based position with travel to job sites as required*

  Duties and Responsibilities

  • Understand and administer contract and subcontract agreements
  • Coordinate planning and management to ensure all project activities are executed in accordance with the established contract requirements, budgets and schedules to achieve project completion on time and within budget
  • May work with the pre-construction team in development of the project
  • Review and evaluate project documentation relating to planning, site investigation, design, construction and contract administration
  • Maintain job cost reports, budget and schedule controls
  • Attend all project-related meetings and report any issues to the Senior Project Manager/Project Executive/Vice President in a timely manner
  • Ensure meeting agendas and meeting minutes are produced and distributed to attendees
  • Enforcement of safety protocols by the project staff
  • Work with Accounting to initiate the pay application process and follow up to ensure payment is received in a timely manner
  • Negotiation, award and drafting of subcontract agreements
  • Manage and approve submittals, RFI’s, PCO’s, material procurement
  • Coordinate delivery of material and supplies to the job site

  Qualifications

  • Bachelor’s degree plus a minimum of five (5) years’ related experience or an equivalent combination of education, training and/or experience
  • Experience in Multi-Family wood framing construction is a plus
  • Thorough knowledge of construction cost, scheduling, estimating, purchasing and engineering principles and techniques, as well as accounting principles
  • Experience with delivery methods; General Contracting, CMAR and Design/Build
  • Proven written and verbal communication abilities; proficiency with computer applications, including Microsoft Office suite
  • Ability to read, understand and interpret contact documents, drawings, specifications, scopes of work and project schedule
  • Demonstrated leadership and interpersonal skills

  Required Experience

  • Minimum of 5+ years recent experience as a Superintendent for Multi-Family General Contractor
  • Minimum of 5+ years recent wood frame experience

  ROGER B. KENNEDY CONSTRUCTION (RBK) is seeking a LEAD SUPERINTENDENT in the Central Florida area.

  As the Lead Superintendent, you will be reviewing all drawings, specifications and subcontractor submittals. The Lead Superintendent assures work quality and sets standards for quality control. You will assist the Project Manager from Project start-up including utilities and set up of job trailers all the way through project punch-out. You will enforce safety procedures with everyone on the jobsite, as well as, conduct weekly subcontractor meetings. You will be responsible for daily and/or weekly progress reports using a laptop and MS Office and MS Project.

  Duties and Responsibilities

  • Must be able to inspect all areas of jobsite in all types of weather; physical requirements may include but is not limited to walking, climbing, reaching, bending or stretching.
  • May require travel
  • Exposure to characteristic construction site hazards
  • Must be on-call to address delays, emergencies, bad weather and other issues at the job site

  Qualifications

  • High School diploma; college preferred, but not required
  • 5+ years’ recent multi-family wood-frame experience
  • 5+ years’ recent multi-family superintendent experience
  • OSHA 30

  Required Experience

  • Excellent communication skills, both verbal and written.
  • Working knowledge of Microsoft Office Suite or related software.
  • Experience with delivery methods – General Contracting, CMAR and Design/Build.
